How do I know which properties are a good investment?

This is the key question and one you want to make sure you answer correctly.  We have several worksheets that will help.

The first is the Investment Property Worksheet.  This worksheet asks for lots of information and will seem pretty complicated at first.  But each piece of information is necessary for you to make an informed decision. 

The next worksheet is called Methods of Valuation.  By using the numbers you obtained from the Investment Property Worksheet, you will give yourself several ways to evaluate the value of the property you are considering.

When you fill out the Methods of Valuation worksheet, you will need to refer to the Annual Loan Constant tables which we have also included for your use.  

Finally there is the Float & Desire worksheet.  This is actually taken from the bottom of the Methods of Valuation worksheet.   It is an excellent way to figure out what a reasonable purchase price should be given the different methods of valuation available.  On the last line of the worksheet you will end up with a purchase price.
