Management Issues

If you choose a Checkbook LLC option you may choose to manage your properties yourself.  If you choose a more normal self directed IRA option, you are prohibited from managing the properties.

But just because you can, should you?  Do you have the time and expertise?  And do you want tenants calling you at 3 am because the toilet overflowed?

You can save money by managing your properties yourself as typical management fees can be costly. You will be dealing directly with tenants and negotiating leases and terminations.  You may have to evict people.  If that is not your strong suit, consider hiring a management company.

Many companies will give you price breaks on fees they charge depending on the number of your properties that they manage.  But there are companies who will manage single units.
